Fredy Ramon Alcala was born on April 1, 1965 in Samaná, Dominican Republic. He graduated in 2000 from the University for Adults in Santiago, Dominican Republic with a doctorate in law.

Mr. Alcala lived in Germany for 6 years, where he attended courses on legal terminology for the languages German, French and English. In addition, he has completed training in civil law, real estate law, criminal law, as well as courses for legal advisors.

Currently Mr. Alcala is working for the lawyer’s office “Catrain & Vega” in Las Terrenas and he is planning on opening his own practice in the near future.

Mr. Alcala will not only provide you with all the necessary legal information regarding the purchase of real estate, but he will also be happy to support you with all other legal concerns, such as residence permits, the establishment of companies, and many other legal services.

Fredy Ramon Alcala speaks and writes fluent Spanish, German and English. He is also competent in communicating in French.

In general, it is easy for foreigners to acquire property in the Dominican Republic. This can be done, optionally, in the name of a Dominican company, or under their own name. For the purchase of real estate in the Dominican Republic, it is not compulsory to possess a residence permit.

Before you purchase any piece of property, the lawyer, Mr. Alcala, will check the following*:

  • Is the seller of a property really the owner of it?
  • Is the property unencumbered and without any restriction of use?
  • Is the property registered in the land registry with a proper number and is there a deed of ownership for the property?

In principle, there is no difference between the purchase of real estate in Europe and in the Dominican Republic. The money for acquisition of ownership is transferred to a notary trust account. After signing the act of sale, the money is transferred to the vendor’s account.
As soon as the money has been transferred, the lawyer, Mr. Alcala, initiates the issuance of the property title under the name of its new owner, as well as the entry into the register of the Dominican land registry office.

The purchase of real estate incurs the following additional charges

  • Real estate tax between 3 – 7 %, depending on the location of the property, to be paid only once.
  • Notary charges – generally 1 % of the purchase price.
